How much will you pay for my house?
Our offers are based on the property's after-repair value (what it would sell for in top condition), minus our estimated repair costs and a profit margin that allows us to run a sustainable business. We look at comparable sales in your neighborhood, the current condition of your home, and local market conditions. We aim to make the highest offer we honestly can while still being able to close the deal.
Are your offers fair?
Our offers are fair given what we're buying — a property we need to repair and resell. We'll never match a retail offer that assumes the home is in perfect condition. But we provide value in other ways: no repairs, no fees, fast close, certainty. For many homeowners, the net proceeds from our offer equal or exceed what they'd net after agent commissions, closing costs, repair credits, and carrying costs during a traditional sale.
How fast can you close?
We can close in as little as 3 days once we have clear title. The average closing timeline is 10–14 days. If you need more time, we can accommodate that too — you set the closing date.
Do I need to make repairs?
No. We buy houses in any condition — move-in ready, needing updates, needing major work, or severely distressed. The condition of your home is already factored into our offer. Don't spend a dollar on repairs before selling to us.
Are there any fees or commissions?
Zero. No agent commissions (typically 5–6% of the sale price), no closing costs, no inspection fees, no repair credits. We cover all closing costs on both sides. The offer we make is what you receive.
What if I'm behind on my mortgage?
